OSX Binary wont launch

Am I missing something?

The OSX Binary release has no extension and wont launch from terminal....

you need to follow this tutorial: Compiling for macOS
(under creating an .app bundle)

I found it easier to download the OSX bin into my project root and change the npm scripts to reference that within my project.

Also, ensure it's executable (chmod +x godot.macos.editor.dev.arm64), and is openable (open the file ./godot.macos.editor.dev.arm64, dismiss the malware warning, go to "System Preferences" > "Privacy & Security", click the "Allow anyway" button.
